Records Tie Third Data Center Developer to Hundreds of Acres in Brookwood
A third national data center developer owns hundreds of acres in Brookwood, public records show, deepening a cluster of proposed data centers taking shape along the Brookwood Parkway corridor.
More than 500 acres north of Interstate 20 and west of Brookwood Parkway are owned by Tuscaloosa 624 Investors LLC, according to Tuscaloosa County property records.
That's the same address as Provident Data Centers, a Dallas firm that develops large data center campuses. In its portfolio, it lists Alabama as one of nine states where it planned a total of 70 data centers nationwide at the time of writing. This is the third data center developer the Tuscaloosa Thread has connected to the corridor in recent weeks.
The week after our story on that project was published, a meeting and documents confirmed the New York firm Youngwoo & Associates is behind Project Brookwood LLC and seeking to annex and rezone 374 acres for a data center campus. Their land is just west of the Applied Digital tract.
As with those projects, the public filings for this "Tuscaloosa 624" land never used the words "data center." The property was most recently the subject of a "Proposed Industrial Development," with a paper trail showing an unusual journey into and out of the city of Tuscaloosa.
Westervelt Realty annexed the property into the city of Tuscaloosa and petitioned to have it rezoned to heavy industrial in the spring of 2025. After a series of votes, the land came into the city.
Months later, Westervelt asked the city to reverse course, and the Tuscaloosa City Council voted in October to de-annex the 527-acre property.
Tuscaloosa County Probate Judge Rob Robertson finalized the change in November. In the city resolution, Westervelt said it wanted to de-annex the land to "better pursue its business interests."
Until this week, the land was still listed on an interactive city of Tuscaloosa map in District 5, some of the easternmost land in city limits, but a spokeswoman said that was in error, and the acreage has since been removed to reflect the de-annexation.
County officials confirmed to the Thread this week that the land moved directly back into Brookwood's planning jurisdiction, where it had been when Tuscaloosa annexed it, and the parties ultimately agreed to return it to Brookwood.
The probate court finalized the de-annexation on November 18, 2025, and Secretary of State records show Tuscaloosa 624 Investors LLC was formed in Delaware that same day and registered to do business in Alabama two days later.
Provident Data Centers shares a Dallas address with the LLC, and according to their site, the company plans and develops data centers on what it calls "powered land" where electricity is available to support large technology tenants and says it has sites or plans for them in nine states.
The land for this project is directly west of the Daimler-Benz Boulevard District Substation, which provides electricity to the nearby Mercedes-Benz U.S. International Plant in Vance and could qualify the Tuscaloosa 624 property as "powered."
Provident has not publicly announced what, if anything, it intends to build on the Brookwood property owned by its Tuscaloosa 624 Investors LLC. Mayor Joe Barger and Provident Data Centers were both contacted for comment for this story. Neither provided any ahead of its publication.
As a member of the Tuscaloosa County Economic Development Authority, Barger is reportedly under broad nondisclosure agreements preventing him from discussing potential projects.
The land is the newest piece of a corridor that has drawn months of questions from Brookwood residents about what is being built near their homes, near Hurricane Creek and near Brookwood Middle School, and about how much the public is told before decisions get made.
